How to use it before you make an offer
Put in your after-repair value and rehab budget first. Read the line called highest purchase price for 100% funding. That is your ceiling. Then type the seller's price into purchase price to see what the deal looks like at that number.
The 70% rule formula
Highest purchase price = 70% of after-repair value, minus the rehab budget.
| Deal | Amount |
|---|---|
| After-repair value | $400,000 |
| 70% of after-repair value | $280,000 |
| Rehab budget | $80,000 |
| Highest purchase price for 100% funding | $200,000 |
